Estate and letting agents · Wirral

AI automation for estate and letting agents on the Wirral.

Wirral Council licenses private rented homes only in small areas in the east of the borough, where housing demand is low. A lettings team might have a handful of licensed properties in Birkenhead or Seacombe and none at all in Heswall.

Those exceptions are easy to lose track of. We build a tracker that flags them, and automate the routine work around every let.

01

Letting on the Wirral.

Two schemes running

One scheme started on 1 April 2024 and runs to 2029. A second runs from 1 October 2025 to 30 September 2030.

Designated areas

The 2024 scheme covers Bidston and St James West, Birkenhead West, Egremont North and Seacombe St Paul's. The council publishes the addresses included.

Across the peninsula

Agents work from Wallasey and Birkenhead to West Kirby, Hoylake and Heswall, so most portfolios mix licensed and unlicensed homes.

Where we would start.

Good first jobs for a Wirral agent.

01

Licence flags

Properties you have confirmed as inside a licensing area carry the scheme, licence number and expiry, with reminders before renewal.

02

Viewing bookings

New portal enquiries get a reply and a viewing slot from your diary. Applicants who go quiet get one polite follow-up.

03

Landlord updates on repairs

When a repair is logged, the landlord gets a short update and the contractor gets the photos and access details.

Working with us on the Wirral.

We come over to the Wirral for the workshop and build remotely. Our base is between Liverpool and Warrington.

Questions from estate and letting agents on the Wirral.

How do we know if a property is in a licensing area?

Check the council's maps and address lists. Once you have confirmed it, we flag the property in your tracker so its dates are not missed.

Most of our lets are outside the licensing areas. Is this still useful?

Yes. Gas, electrical and EPC dates apply to every let. The licensing flag is an extra for the homes that need it.

Do you come to the Wirral?

Yes. We are happy to run the audit in your office.
